There’s little we love more than following up on a project and sharing the progress! This week’s update to the Project Build Blog checks in on the East Polk County Association of Realtors buildout in Auburndale. Our original post from June 26 walks you through our first steps for EPCAR.
This reroof is approximately 8,000 square feet. We’re completely tearing off the existing roof, insulating, and installing the brand-new galvalume roof.
We decided to install a 24-gauge standing seam metal roof. The purpose of standing seam systems is that the fastener is hidden – whether the panel is attached to the roof deck using a clip or is directly fastened to the decking material under the vertical leg (fastener flange). These types of metal roofs are growing in popularity due to superior performance, longevity, and modern.
The photos above show the removal of the existing roof, which did not have insulation. On the left side of the first photo, you can see the new rolls of insulation are already loaded on the roof ready to be installed.
The first photo shows us running the new roof, and you can already tell it’s going to have a sleek look. In the photo on the right, take a look at the old roof compared with the new roof we are installing. We carefully plan out our schedule and take our time rebuilding this roof, only tearing off as much of the old roof as we can install of the new roof in the same day. We make sure the roof is closed before we leave to keep the rain out of the building. You can imagine how interesting this part of the job gets considering it rains almost every afternoon here in Central Florida.
Check out the difference! Aesthetically this new roof gives the building a whole new and improved look! In the photo on the right, you can see we are removing the existing storefront doors.
Above left, one of our employees is operates the seamer. This is a mechanical seamer used to fasten the panels together. Above right you can see the peak of the roof where the ridge gap is being installed.
Why Mechanical Seaming?
Mechanically seamed standing seam metal roof panels utilize a concealed fastener system with a male and female leg. The clips used in this metal roofing system are designed to line up with one another so that they can be locked together by a mechanical or hand seamer. Mechanically seamed roofs can use a single lock or a double lock. The way that the panels are fastened together makes the roof more weather resistant and less likely to have issues with leaks. This is very important in climates like ours.
We started this project July 25 and should be finished by the end of the week.
